There's a building on Sheridan Drive with lion statues next to the front entrance - hence locally known to Nepalis as Singhadarbar - where lot of Nepalis live. It is in a nice area, right next to the lake and close to bus/train lines and shopping areas. But it is north of Downtown, therefore, not sure if it'll work for you.
